Frequently Asked Questions

Clear Answers to Common Roofing Questions

Roofing is often misunderstood, and vague answers can lead to costly mistakes. Our FAQ section addresses the questions we hear most often from clients.

Do I need to replace my roof, or can it be repaired?

Not every roofing issue requires a full replacement. In many cases, targeted repairs or a maintenance program can extend the life of a roof by several years. The right answer depends on how widespread the issues are, the condition of the existing system, and whether repairs will remain cost-effective over time. We always assess repair options first and only recommend replacement when it’s genuinely the better long-term solution.

A properly installed and maintained flat roof can last anywhere from 20 to 50 years, depending on the roofing system, environmental conditions, and how well it’s maintained. Preventative maintenance plays a major role in lifespan. Without regular inspections and upkeep, even a well-installed roof can fail prematurely.

Maintenance helps identify small issues before they become major problems. It also protects your warranty. Most manufacturer warranties require documented annual maintenance by a certified contractor. Without it, warranties can be voided—even if the roof was installed correctly.

Leaks are most often caused by failed flashings, clogged drains, deteriorated sealants, damage from debris, or work performed by other trades on the roof. In many cases, leaks aren’t caused by the roofing membrane itself, but by details or penetrations that weren’t properly maintained.

Yes. With the right materials and experience, many roofing repairs and even replacements can be performed year-round. Certain systems and products are specifically designed for cold or wet conditions, allowing critical work to be completed safely and correctly when needed.

Price differences often come down to scope clarity, materials, installation methods, and whether the contractor is following manufacturer specifications. Vague quotes can leave room for unexpected costs or shortcuts. A detailed, transparent quote ensures you understand exactly what’s included and what level of performance to expect.

Warranty Information

Understanding Roofing Warranties

Roofing warranties are often misunderstood. Not all warranties offer the same protection, and many are only valid if specific conditions are met. Understanding how warranties work is key to protecting your investment.

Garcia Roofing provides clear guidance on how warranties work, what they cover, and what’s required to keep them valid. If you have any questions, contact us today.

What Types of Warranties Are Available?

Most commercial roofing projects include two types of warranties.

Workmanship Warranty

Covers installation-related issues, typically provided by the contractor.

Garcia Roofing offers a 2-year comprehensive workmanship warranty, so if any problems arise in the first two years, give us a call and we’ll happily solve it.

Manufacturer Warranty

Covers materials and, in many cases, workmanship when installed by a certified contractor.

Some manufacturer warranties are “No Dollar Limit” (NDL) warranties, meaning they cover labour, materials, and workmanship for the duration of the warranty period.

Warranty FAQ

Common Questions We Hear About Roof Warranties

We believe you should understand your options when choosing or claiming a roof warranty. A warranty should be meaningful, enforceable, and backed by proper installation—not just a piece of paper.

How long do roofing warranties last?

Warranty terms typically range from 10 to 30 years, depending on the roofing system and materials used. Longer warranties often require higher-grade materials and more stringent installation details, such as prefabricated flashings and drains.

Warranty cost is usually tied to:

  • Roofing system type
  • Warranty length
  • Required materials and installation methods

For example, a longer-term warranty may require upgraded components to ensure consistent performance over time.

The most common reasons warranties become void include:

  • Lack of documented annual maintenance
  • Maintenance or repairs performed by non-certified contractors
  • Improper installation or use of non-approved materials
  • Unapproved work by other trades on the roof

Annual inspections and maintenance must be performed and documented by a contractor certified by the warranty manufacturer.

If a warranty issue arises, the claim can be initiated through either the installer or the manufacturer. Manufacturers typically contact the original installer first, but any certified contractor may be assigned to complete warranty work if required.

Even with proper installation, unforeseen issues can occur due to environmental factors, building changes, or external damage. A warranty provides additional protection beyond workmanship and ensures the roof can be serviced by certified contractors if circumstances change.
